The want listing read like facilities at an exotic vacation resort: Japanese onsen spa with ofuro tub, sunroom, gourmand kitchen, rooftop lounge, bamboo backyard and pool, recreation areas, and modern modern day architecture—with a seamless indoor/outside flow—that borrows from Japanese and Scandinavian style traditions.
But Brett and Julie Mosley, the authors of this list, didn’t have sprawling, vacation resort-style grounds at their disposal. They experienced a 37.5-foot-wide empty ton in Denver’s South Pearl Road district, which had been just the correct dimensions for the 1,300-square-foot bungalow that experienced formerly occupied the web page for much more than a century.

Thankfully, the pair also experienced a artistic architect who could participate in genie. “They gave me adaptability to obtain the things they preferred,” says Katrina Eckelhoff, principal of StudioHoff Architecture, “and that authorized me to be additional inventive as I labored to obtain a cohesive style and design.”
When confronted with a narrow town whole lot like this, “most clientele want to press the household as far forward as achievable, so the backyard is even larger,” Eckelhoff states. “But I thought, what if we pushed the residence as significantly to the north facet of the whole lot as achievable, produced a patio courtyard on the south aspect, and wrapped the home about it? This gave us far more indoor/out of doors relationship, more [windows], and genuinely created the out of doors areas [including an in-ground container pool] an extension of the dwelling.”
Eckelhoff’s special style suits 4,174 square ft into four amounts, such as a partial top rated flooring at the front of the property, which authorized for vaulted ceilings and skylights in the couple’s sunroom-motivated rest room (which functions the ofuro tub of Julie’s desires) at the again. This transfer also allowed Eckelhoff to give the entrance facade a gable roof, which nods
to the character of the neighborhood’s unique residences.
But the products the Mosleys chose to clad their new house—slender dim bricks and very clear vertical-grain cedar—are inspired by the architecture the couple encountered when traveling around the earth. “Julie and I enjoy the Japanese and Scandinavian aesthetics the simplicity of design and use of organic products,” says Brett, who has designed and designed various Denver properties by way of his firm, HIWA Development.
With enable from designer Angie Graham of Compliment Layout Interiors, the pair carried some of the thoroughly clean-lined finishes into the house, exactly where black brick clads the hearth wall, and heat white oak defines the millwork and floors. “Angie also proposed that we use the exact same plumbing fixture collection all through the dwelling, lights from the same makes, and subway and penny tiles in just a number of colours and finishes, so all the things is linked,” Julie suggests.
But while simplicity was a aim, austerity was not. “We also like coloration and enjoyment,” Julie provides, “and we seriously went tough on the florals.” In the powder place, a wallcovering showcasing a tangle of tropical blooms complements glossy black wall tile. In daughter Isla’s bed room, a wall mural depicts a meadow of spring blooms. And in the basement playroom, inside designer Kate Carroll of HUT Collective made a tailor made treehouse and climbing wall, on which she painted giant tropical leaves.
Carroll also assisted the home owners pick out contemporary furnishings in normal products that provide a great deal of visual desire. “The shade of our dwelling space couch is referred to as Terracotta, and there are pops of that hue all more than the household, from our bedroom’s woven-leather headboard to the kitchen’s counter stools,” Julie suggests. “It’s not in-your-deal with matching, but delicate ties.”
Vibrant textiles and neighborhood art include extra shade to the blend. Spouse and children favorites involve a tailor made painting by road artists Pedro Barrios and Jaime Molina, a stoneware wall-hanging by Adriann Leigh, and illustrated picture portraits of Isla and little brother Calvin by photographer Sara Ford.
“I love that we commissioned community artwork I truly feel proud of that—and of the regional, female design pros represented here,” Julie states. “There was so substantially intentionality driving each individual decision we made,” Brett provides. “The would like checklist was long, but we required every single depth due to the fact it spoke to us.”
