Evansville-area home prices rise 12.2% in May, with houses for sale in high demand

A typical Vanderburgh County home listed for $185,000 in May, up 12.2% from a month earlier, an analysis of data from Realtor.com shows.

The median list home price in May was up about 15.7% from May 2021. Vanderburgh County’s median home was 1,746 square feet for a listed price of $120 per square foot.

The Vanderburgh County market was busy, with a median 21 days on market. A month earlier, homes had a median 26 days on market. The market added 172 new home listings in May, compared with the 132 added in May 2021. The market ended the month with some 159 listings of homes for sale.

What were Evansville-area home prices in May?

Home prices in Warrick County, Indiana, rose 12.6%, to a median $314,200, from a month earlier. The typical house was on the market for 29 days, from 22 days a month earlier. The typical 2,417-square-foot house had a list price of $148 per square foot.

Home prices in Gibson County, Indiana, fell 9.8%, to a median $198,200, from a month earlier. The typical house was on the market for 27 days, from 25 days a month earlier. The typical 1,709-square-foot house had a list price of $111 per square foot.

Home prices in Dubois County, Indiana, fell 2%, to a median $244,900, from a month earlier. The typical house was on the market for 28 days, from 33 days a month earlier. The typical 2,296-square-foot house had a list price of $126 per square foot.

Home prices in Spencer County, Indiana, fell 8.2%, to a median $224,900, from a month earlier. The typical house was on the market for 32 days, from 39 days a month earlier. The typical 1,702-square-foot house had a list price of $108 per square foot.

Home prices in Perry County, Indiana, fell 3.3%, to a median $144,500, from a month earlier. The typical house was on the market for 46 days, from 53 days a month earlier. The typical 1,441-square-foot house had a list price of $99 per square foot.

Across all of Indiana, median home prices were $274,950, rising 5.8% from a month earlier. The median Indiana home for sale had 1,904 square feet at list price of $140 per square foot.

Across all of Illinois, median home prices were $300,000, rising 3.8% from a month earlier. The median Illinois home for sale had 1,650 square feet at list price of $178 per square foot.

Across the United States, median home prices were $446,950, up 5.2% from a month earlier. The median American home for sale had 1,861 square feet, listed at $226 per square foot.

The median home list price — the midway point of all the houses or units listed over a period of time — is used more often in this report instead of the average home list price because experts say the median offers a more accurate view of what’s happening in a market. In finding the average price, all prices of homes listed are added and then divided by the number of homes sold. This measure can be skewed by one low or high price.
